Building a new home or buying a House & Land package is a very exciting and enjoyable experience when you partner with some of Australia’s best builders, but it is important to understand the building process.

Under the council requirements of a Medium Density new development, there are several key processes that must be followed and completed. A legally supported Building Covenant is provided to guide builders and buyers alike on what is expected with regards to look, design and construction as best to fit in with the surrounding environment, designs and residents. We work closely with our builders long before the construction of the land is completed to make sure all their designs comply with the Council Requirements and the Building Covenant, to save time and dis-appointment if a dream home design is non-compliant.

When you look at the price of the design or package you want to build, you need to make sure you are aware of what is included in the package. Each builder offers different inclusions and different fixtures and fittings that come with the price. In some cases, there may be things not included that may be required for this set project under the council’s requirements that may not be needed in another development.

Our House and Land Packages are all standard Packages which means they include everything you need to get an Occupancy Certificate and move in however there are a few extra things the Covenant requires you to do as a new owner. Standard packages and Turn-Key Packages are different, obviously as the name suggests, Turn-Key means that everything is included while standard means that everything is included that is required to move in and get basic living approval.

The main difference is the following:

  • TV Arial
  • Clothesline
  • Letterbox
  • Driveway
  • Fencing
  • Landscaping
  • Insect Screens

Now while you don’t need to buy these in the approved House & Land packages, the approved legal covenant requires that if you do not include these in your building process, they must be undertaken and completed within the first 3 months of ownership. Many people have friends or family who can undertake these inclusions for them however most people understand that the builders have better buying power, so they generally add this to the construction loan or building process.

While all our packages are Standard Packages, we do offer a discounted Turn-Key Upgrade package to make sure you able to get everything included in your funding. This will save you trouble in the future, just in case you don’t have the time or the money to complete the final building requirements. If you do not complete the build within the timeline the developer has the right to complete the process and bill the owner along with interest on the costs to complete.
